My story: Why I Got into Real Estate

Back in late 2007, I began to gain an interest with flipping houses. I was a stay home mom with my oldest son, who was about 6 months old at the time. I stumbled across A&E’s Flip this House with Armando Montelongo. I watched his show FAITHFULLY because I realized I could achieve financial freedom with buying and flipping houses. I even went as far as trying to find a seminar or class that Armando was giving…no luck.

Afterwards, I came to my senses that it would probably take thousands of dollars just to begin in the real estate industry…taking classes, possibly a real estate license, a down payment, good credit, so forth and so on. At that time, there was only one source of income. There was absolutely no way I could invest in something with limited income. Then a few months later, I found out that I was pregnant with my second son.

Even though I enjoyed being home with my son, I needed to get back to work to prepare for another newborn. I continued to watch Flip This House on the weekends along with other house flipping shows. Eventually, I had to focus on my home life. I never lost sight but I had to put house flipping on the back burner.

October 2015, I decided that I wanted to focus on Real Estate Investing and was serious about it. I was tired of working a 9-5 job, tired of pay day loans, tired of borrowing money from my parents, tired of struggling… my TIRED WAS TIRED! I was ready to achieve financial freedom!!

I started to read books from my local library. I joined an online Real Estate Investing platform in January 2016 as a start. The platform introduced me to other real estate investing strategies. There are only 5 ways to invest in real estate…wholesale, retail (fix & flip), seller financing, straight options and lease options. Lease options? But, how does that work? Hmmmm… research, I must!

Consequently, I finally found my niche! Now, I don’t have to worry about terrible tenants, vacant properties, negative cash flow, along with management headaches. The most common name for this strategy is called rent to own. This is definitely a win-win-win situation for all parties involved.

Lease options are great for real estate investors who have less than perfect credit or low on capital. Most investors have the “I want money now” mentality. So they invest their money and time into buying & flipping, buying & holding (renting) or wholesaling properties. The lease option market is large enough to allow those that are not in an immediate position to qualify for financing but would like to become homeowners at a future date. In this case, why don’t these investors add lease options to their portfolio?

What is a lease option? A lease option is simply a lease agreement combined with a purchase contract, which gives a new tenant/buyer the right to purchase a home under specific terms (in other words, rent to own your next home!). A lease option is simply the best solution for sellers who are having a hard time selling their home and buyers who can’t qualify for a mortgage yet.

What are the seller benefits? Less vacancies, no management headaches, little to no maintenance repairs, monthly cash flow, and since the owner still owns the property, they will continue to reap tax benefits. Lease options prepares the tenant/ buyer for home ownership. With this in mind, lease options are definitely a smarter way to sell your home…better than renting!

What are the buyer benefits? This process allows the buyers time to repair their credit or save up for needed down payment, quick move-in time (no waiting for bank approval), or improve whatever is making it difficult to obtain a mortgage.
Now that I understand lease options, it’s time to get really serious! It was

recommended to join a local Real Estate Investors Association chapter. I found the Broward Real Estate Investors Association (BREIA) on the internet. YES! There is a local chapter! That means I’m one step closer to reaching my real estate goals! Let the real estate games…BEGIN!

The very first meeting that I decided to attend was on March 1, 2017. It just so happened that BREIA was featuring National Speaker Chris Goff, who teaches investors how to become a 6 figure real estate investor with Lease Options and Seller Financing. This was the perfect opportunity to learn about Lease Options in depth! After a full evening of networking and education, I signed up for Chris’ 2-day workshop on how to correctly invest with lease options and seller financing. I remember going home that night, feeling like I’m ready to conquer the world!

Man! I thought March 18th would NEVER get here! I was ready to connect the dots and ready for new knowledge. I made sure that I got a seat close to the front so that I’m not distracted. Every piece of information counts! This workshop is definitely worth it!

After the 2-day workshop, I felt it was my duty to assist sellers who were facing difficult situations with their homes. There are sellers who are losing their homes everyday. Who do they turn to when the banks nor a Realtor can’t help them? REAL ESTATE INVESTORS. These people need our help! Someone needs to provide them with different options so they can get on with their life.

After all things considered, it’s time to spread the knowledge onto beginner investors who have credit issues or low on capital. I have partnered up with investors in Pensacola, Fl and Gainesville, Fl. I’m looking forward to expanding my network in other cities throughout Florida. When I started Real Estate Investing, my goals weren’t just about my financial freedom. It is bigger than me. I wanted to help others!

Do you believe in Angel Numbers? Anyone who knows me personally knows that I’m into Spirituality. I enjoy the feeling of being “free” and following my own individual path. Spirituality includes meditation and mantras, prayers, yoga, saging, reflection and belief in the paranormal.

As I’m sitting and reading about Angel Number 954 my heart is full of joy and beating fast! Everything that I was reading was a definite confirmation of what I was going through and what I needed to do. The thing that stuck out the most was when the article mentioned that I was being encouraged to live and serve my divine purpose and soul mission.

I definitely believe that my soul mission is to help reduce the number of homeless individuals and help prevent foreclosure. Homeowners don’t realize the consequences of a foreclosure. In the beginning of 2016, I decided to pursue a new career in Real Estate Investing (REI). The previous year I almost faced homelessness. I called local shelters and the waiting list was a year long. Are you serious?? Now, what am I supposed to do?!

Thankfully, everything worked out in the end. Very frightening. But that only led me to start doing some research on homelessness. Many people who were homeless caused by loss of job, health issues, abuse, domestic violence, or facing foreclosure. Those people are either living with others, living in abandoned buildings, in their cars or on the street…

In 2017, the vast majority of the homeless population lived in some form of shelter or in transitional housing (360,867 people) at the time of the point-in-time count. Approximately 34 percent (192,875 people) lived in a place not meant for human habitation, such as the street or an abandoned building. Single individuals comprised 66.7 percent of all people experiencing homelessness (369,081 people), with the remaining 33.3 percent being people in families (184,661 adults and children). Looking further, 7.2 percent were veterans (40,056 veterans), and 7.4 percent were unaccompanied children and young adults (40,799 children and young adults). National Alliance to End Homelessness

I was tired of struggling, tired of living paycheck to paycheck, tired of being broke, tired of borrowing from my parents, just tired of everything! A Facebook friend who flips houses in Atlanta, GA, suggested where to start as far as investing goes. I joined a major REI platform where I began to learn about the different strategies. When I initially signed up, my only interest was buying and flipping and maybe, renting. But as I began to read books, I soon learned about lease options (better known as Rent to Own). Lease options sounds like the perfect avenue!

After researching, it fell upon my heart to help the homeless. Besides feeding them, what are people doing to help them get back on their feet? I began to search for different organizations that help the community. I always knew I wanted a nonprofit organization. Knowing what’s available for individuals only made my vision a little clearer on how I want to setup my nonprofit.
